Many communities in Lakewood Ranch and across Manatee and Sarasota counties are deed-restricted. If yours is, changes to your landscape may need approval from your homeowners association before any work begins.
What usually needs approval
Every community is different, but these changes commonly need a review:
- New planting beds, or replacing lawn with beds or rock
- Planting or removing trees and palms
- Pavers, driveway changes, and walkways
- Fences and landscape lighting
- Edging, curbing, and decorative stone
Routine maintenance, such as mowing, trimming, and replacing mulch, usually does not need approval.
Where to find your community’s rules
Check your HOA’s governing documents and architectural guidelines, or ask your community manager. Most associations review changes through an architectural review committee or board, often called the ARC or ARB.
What to include in your application
- A simple sketch showing where the work will go
- A plant list with species and sizes
- Materials and colors for pavers, stone, or fencing
- Your contractor’s name and contact details
- The planned start date
Some associations also ask for the contractor’s proof of insurance.
Allow time for the review
Reviews can take days or weeks depending on how often the committee meets. Plan the start date after approval. Work done without approval can lead to fines, and the owner may have to change or remove it at their own expense.
Florida-friendly landscaping is protected
Florida law says a deed restriction cannot prohibit Florida-friendly landscaping on your property. Your association can still review how it is designed, so submit it like any other change.
How we can help
Tell us your community when you request an estimate. We can describe the planned work, so you have what you need for the application, and schedule the job once it is approved.
